Bay Area Hot Projects – August 2019

League City

  • Completed – UTMB Health League City campus expansion – $82 million – 142,000 SF hospital.
  • Under construction- $156 million expansion project — 700-space parking garage, 33,000 SF clinical building and additional 123,000 SF.
  • Master campus plan is 3.5 million SF. Plan includes constructing medical office buildings, a comprehensive ambulatory medical center, and education/research/office facilities, logistics facilities and a parking garage. (3 phases over 25 years)
  • Now open – MD Anderson on League City UTMB Health campus. 197,000 SF. $112 million investment.
  • Epicenter League City, Proposed development:
    • A mixed-use development on 100 acres -could include new hotels and a convention center complex, restaurants, shops and facilities for special events, amateur and professional sports. Predevelopment agreement approved.
    • Gulf Freeway (I-45) at the League City Parkway
  • Proposed: New and larger sportsplex to be built on 106 acres on the west end of Ervin Avenue, west of I-45.
  • Proposed: Professional Park at NinetySix, 13,000 SF medical professional office building – planned at 835 League City Parkway.
  • Recent completion: 29,000 SF office professional bldg. at League City Pkwy and Tuscan Lakes Blvd.
  • Planned: Shoppes at FM 646, 828 W. FM 646
  • 19,700 SF retail building planned. FM 270 at LC Pkwy.
  • Pinnacle Park:
    • 100+-acre mixed-use town center development underway on Gulf Freeway between League City Parkway and FM 646.
    • Cabela’s and Memorial Hermann anchor the development.
    • Phase 2: 35-acre mixed-use in progress.
    • Memorial Hermann — 47,000 SF Convenient Care Center on a 13-acre site.
    • Fairfield Inn and Suites, 64,000 SF, 110 rooms. Construction underway.

  • In Galveston County: Proposed is South Lakes – 1,500 lots. Between FM 646 and FM 517, west side of FM 3436.

Texas City

  • In Texas City … 800,000 SF redevelopment! Palais Royal, World Gym, Booker T’s Wrestling Academy, Tuscany Salons, Stuttgarden Tavern, Altitude Trampoline Park, Right Move Storage. Planned: indoor race track
  • 70-acre mixed-use development – including a 12-acre Crystal Lagoon pool –THE LARGEST IN TEXAS
    • 35 acres will be sold off to retail, hotel and condo developers.
    • More than 4,500 homes are planned at Lago Mar, 2,033 acres. 1st phase of 520 homes sites is well underway.
  • $162.5M in projects going on at College of the Mainland

Dickinson

  • Work has started – Bayou Bend Estates, 58 acres for a gated community on Dickinson Bayou. Deep-water access, 51 residential lots
  • Underway: Bayou Maison – FM 517 at Golf Rd. 4 phases totaling 157 homes. Marina will be built for this development.
  • Arcadia Station – 900 homes planned on 350 acres fronting FM 517 at Cemetery Road
  • Hotel – Restaurants – Commercial Development opportunity at Cedar Oaks, a 17-acre development bordered by Dickinson Bayou along the Gulf Freeway, just south of FM 517.
  • New restaurant on FM 517 — Marais (Cajun-inspired steak & seafood restaurant)
  • NOAH’S Event Venue, 8,700 SF, along the Gulf Freeway near FM 517 at Cedar Oaks
  • Gulf Coast Public Market
    • Public space, shopping venues – fresh & prepared foods, local arts, and crafts, entertainment. SH 3 close to FM 517 intersection. Planned; construction not yet started.
  • Eugene Kranz Junior High School on FM 3436; 280,000 SF on 40 acres.
    • Commercial land adjacent to the school is available.
  • Penny’s Beer Garden is open on 1001 FM 646 North – small beer garden & local craft beers, wine, and vendors
  • Grumpy McGregor’s Brewery opening this fall on SH 3

Friendswood

  • Virgata Commons
    • Under construction on 14 acres – new commercial center on S. Friendswood Dr. near FM 518 at FM 528, a retail and office project.
      • Ph. I: 20,000 SF of retail space – 85% preleased to Orangetheory Fitness, MOD Pizza, and others. Outparcels: Chipotle Mexican Grill and Chick-fil-A.
      • Ph. II: Begins in early 2020 – features an additional 30,000 SF of retail and office space.
  • New! Magnolia Plaza – recently completed in downtown. Two commercial buildings – 6,250 SF for lease, with the first ready for occupancy.
  • New! Bergamos Spa Retreat – $6.5M renovation. It’s the largest freestanding spa in TX at 22,000 SF. 313 E. Edgewood Dr.

  • Recent completion – Rancho Mexican Restaurant – $1.2M 5,000 SF at 2131 W. Parkwood Ave.
  • Ellis Business Park – office/warehouse lease space located on 21 acres. The project consists of 5 buildings with the main building housing a two-story office and a crane-ready shop + two 10,000 SF office/warehouse lease space buildings.

Kemah and Clear Lake Shores

  • The Shoppes of Kemah, a $16 million, 79,000 SF retail center – FM 518 near SH 146 in Kemah.
    • Marshall’s, Ross Dress for Less, Petco, Ulta …
  • Opportunity in Kemah – 88 acres will have access to SH 146, FM 518 and League City Pkwy.
  • 30 acres – Galveston Bay Foundation plans on-site exhibits, offices, classrooms, laboratories, meeting and gathering rooms, and exhibit spaces
  • Roadwork:
    • Red Bluff Road to FM 518
      • ~$200 million project
      • Pipeline corridor work begins the end of 2018.
      • Beginning of 2019, bridge work starts.

Galveston

  • Port of Galveston is home port to:
    • Carnival Cruise Line – Carnival Freedom, Carnival Valor / Dream, Carnival Vista
    • Royal Caribbean International – Vision / Enchantment of the Seas, Liberty of the Seas
    • Disney Cruise Line – Disney Wonder.
  • Port of Galveston is the No. 4 busiest port in North America & 7th busiest port in the world!
  • A third cruise terminal is in the works.
  • Planned: 110-room Hotel RL, World Gym, climate-controlled facility and offices, event center plus retail.
